    Fire Safety And Communal Entrance Doors

    The fire safety requirements for communal doors depend on where the door is located and the role it plays within the building. Not every external communal entrance door is automatically required to be a fire door. However, fire-resisting doors in communal areas or doors protecting stairways and corridors may form an important part of the building’s fire strategy.

    In England, the Responsible Person must ensure that appropriate fire precautions are maintained within the common parts of a block of flats under the Regulatory Reform (Fire Safety) Order 2005.

    For residential buildings where the top storey is more than 11 metres above ground level, communal fire doors must be checked at least every three months under the Fire Safety (England) Regulations 2022. The government’s guidance on these requirements is available in Check Your Fire Safety Responsibilities Under The Fire Safety (England) Regulations 2022.

    The required doorset, self-closing system, glazing, locking and fire resistance should be determined by the building’s fire risk assessment and fire strategy rather than applying one specification to every communal entrance.

    Where additional emergency exits are required elsewhere in the building, Sykes also installs commercial fire exit doors.

    Who Is Usually Responsible For Communal Flat Entrance Doors?

    Responsibility for a shared communal entrance will usually rest with the organisation responsible for managing or maintaining the common parts of the building. Depending on the ownership structure, this could be the freeholder, landlord, residents’ management company, Right to Manage company, housing association or local authority, with a managing agent sometimes handling the day-to-day work.

    The lease or management agreement should be checked to establish responsibility for maintenance and how the costs are recovered.

    This should not be confused with the entrance door to an individual flat, where responsibility can sometimes sit with the leaseholder depending on the terms of the lease.

    Is Servicing Communal Entrance Doors Required By Law?

    There is no single law that requires every communal entrance door to be serviced at a fixed interval. Accessibility guidance should also be considered for doors on accessible routes.

    A fully or substantially glazed entrance may already provide the required visibility without a separate vision panel.

    The final configuration should therefore be determined by the applicable Building Regulations, accessibility requirements and the building’s individual design rather than assuming every communal door requires the same vision panel arrangement.
